Affiniti Golf Partners adds four more properties

Affiniti Golf Partners added four courses in three states to start the new year.

The first management contract is with Dutchess Golf & Country Club in Poughkeepsie, N.Y. Dutchess Golf & Country Club is an 18-hole golf course and private club located 80 miles north of New York City on the east bank of the Hudson River. It is one of the oldest clubs in the United States, founded in 1897.

Founding partner of Affiniti Golf Partners Whitney Crouse said the company will invest at least $300,000 into capital improvements. It expects the club to make $1.3 million in food and beverage revenues. The dining and catering was formally leased out.

Affiniti also added Thistle Golf Club in Sunset Beach, N.C., a high-end golf community in the Myrtle Beach golf market. In addition to managing day-to-day golf course operations, the company will manage real estate sales.

Berkeley Hills Country Club is Affiniti’s fourth management contract in the last 30 days. Along with managing the course, Affiniti is redesigning the Berkeley Hills’ website. The course is a 50-year-old higher end private club located Duluth Ga., 20 miles northeast of Atlanta. The management company added a second club in Georgia called the Waterfall Country Club in Clayton.

Affiniti is working for Rhinebeck Bank who foreclosed on the property in December. Their management agreement is three years. The 18-hole club has 497 members, has a "core" golf course, a brand new large clubhouse (no pool or tennis). Annual revenues are in excess of $4 million per year.

Dutchess Golf & Country Club is an 18-hole golf course, complete with a driving range, putting green, chipping and sand area. Amenities also include the Rolling Greens Restaurant, as well as a brand-new state-of-the-art lesson-review center in the golf shop. Founded in 1897, it is one of the oldest clubs in the Country.

Thistle is a high-end golf community in the Myrtle Beach golf market. It has 27 holes, is surrounded by homes priced $1 million and up. Thistle, which opened in 1999 is now owned by TD Bank after the developer failed late last year. Thistle plays 41,000 rounds per year and has 115 members. The asset is in excellent condition with little improvement needed. Affiniti will also be operating the POA and managing real estate sales.

The Waterfall Club

Waterfall is a very exclusive private club located in the north Georgia mountains. Affiniti manages the club for a group of investors who bought it when the original developer failed last year. The 18-hole course has the only Bent grass fairways in the State of Georgia and is noted for its 2nd hole, a par 3 that drops 165 feet over the top of a waterfall. The investor plans about $500,000 of improvements. Memberships will start at $22,500.

Club amenities at Waterfall Country Club include a 52,000 sq. ft. Sports Center with an indoor swimming pool, European spa, steam room, sauna, fitness center, indoor tennis, basketball, volleyball and more. The Lodge at Waterfall offers commanding views of the golf course and lake, and has a lounge with both casual and formal dining rooms.

Berkeley is a 18-hole golf course and higher end private club in the suburbs of Atlanta with a large new clubhouse, pool, fitness, and tennis amenities. The 50-year-old facility has 450 members and was the first club in Georgia to convert from Bent grass greens to Champion Bermuda grass when it first came out 10+ years ago. This club is healthy and is owned by the members.
